Why use a Mortgage Broker?

When trying to obtain a mortgage without expert advice, you could be unaware of the intricacies and potential issues that could bring your home buying plans to a halt. You could even end up paying more than necessary.

Rest assured knowing Equity 55 have expert knowledge and experience to help you along the way.

As a broker we use specific industry software and carry out in-depth market analysis to a level of detail that the comparison sites cannot match. We look at lenders criteria and calculate true affordability which goes above and beyond a simple Decision in Principle (DIP) or Agreement in Principle (AIP).

A Decision in Principle (DIP) or an Agreement in Principle (AIP) does not necessarily guarantee your mortgage application will be successful it is a simple indication. The lender only carries out very basic checks during the DIP/AIP stage and not a full assessment.

Criteria and other factors taken into account for affordability assessment can also very from lender to lender, furthermore to this criteria can change. We have established lender relationships with a direct lines of contact allowing us to gain a understanding of the lenders underwriting policy, criteria and affordability requirements.

Taking the above into account as part of our research and advice service we spend time focusing on the lenders underwriting policy, criteria and affordability. This ensures when your full mortgage application is submitted by us, it has a higher probability of passing and the lender issuing a formal mortgage offer.

When researching the market we aim to find a suitable product and lender that meets your objectives. As we are independent to the lender we offer unbiased advice and not only explain the positives of a specific product/lender but also any potential negatives. We also have access to broker only exclusive deals which could save your money.

We aim to relieve the stress from the mortgage process and provide a smooth client experience.
